DATE: 04/16/25 PROJECT # 25MO35CN CONTRACT # 25-0418 TITLE: BUILDING FC371 PAINT AND FLOORING REPAIRS ATTACHMENTS: Paints-Coatings Specifications, Resilient Flooring Specs, Material Quantity Data Sheet, Finish Legend, Combined Division 01 Specifications, Contractor Environmental Guide. SCOPE OF WORK: The contractor shall provide all material, labor, equipment, and supervision required to accomplish the following: GENERAL DESCRIPTION The responsibility of the contractor is to prep, paint, and replace the flooring systems in the following buildings listed in the project area description according to the general requirements. All measurements are for reference only and are to be field verified by contractor. The point of contact for access to the building is listed below in the project area descriptions. DETAILED REQUIREMENTS AND SPECIFICATIONS 1.) Project Area Description a. Building FC371 is a BEQ located in French Creek on Barker Street main side MCB Camp Lejeune. b. The building tested negative for lead in all surfaces tested. 2.) General Requirements - Paint Repairs (As-Applicable) a. Paint all previously painted surfaces throughout the interior and exterior of the building. This will include all wall surfaces, doors, door frames, and window frames. b. Repair all cracks, holes, and damaged surfaces to provide a solid foundation for painting. If there are significant repairs needed (greater than 50 S.F.), it shall be noted below in the project area description. c. Clean and treat mold and mildew areas for finish coating application. d. Apply interior / exterior finish surfacing compound as appropriate to any damaged surfaces to match surrounding finishes. e. Replace any damaged or rotten trim boards, siding, or moldings, as quantified in the work area descriptions. Replace any loose, damaged, or missing caulking and glazing compound on windows, doors and other surfaces on the interior and exterior. f. Secure any loose trim boards, siding, or moldings that are not damaged or rotten. g. All repaired surfaces will be primed with latex KILZ 2 or equivalent unless otherwise noted in the project area description section. h. All metal surfaces shall have (2) coats of latex direct to metal semi-gloss finish paint applied unless otherwise noted in the project area description section. i. All interior wall surfaces shall have (2) coats of eggshell / satin finish latex paint applied unless otherwise noted in the project area description section. j. All wood trim and doors shall have (2) coats of semi-gloss latex finish paint applied unless otherwise noted in the project area description section. k. All wood trim with natural finishes shall be sanded for finish appearance and (2) coats of polyurethane finish coat shall be applied areas unless otherwise noted in the project area description section. l. All exterior masonry surfaces shall have (2) coats of Loxon masonry coating or equivalent applied unless otherwise noted in the project area description section. m. All EFIS finishes shall have (2) coats of Semi-gloss latex finish paint unless otherwise noted in the project area description section. n. All high bay areas shall have (2) coats of a high gloss coating applied to provide maximum illumination of the work areas unless otherwise noted in the project area description section. -- 1 of 3 -- o. Apply KILZ 2 or equivalent primer sealer and (2) coats of mildew resistant latex semi-gloss finish paint to all previously painted surfaces in the bathroom areas unless otherwise noted in the project area description section. p. Due to inadequate adhesion of previously painted finishes additional scrapping and preparation shall be required for all wood, masonry and metal surfaces. q. No roof surfaces are to be painted unless otherwise noted in the project area description. r. Cover all furniture, possessions, and building components as required protecting them from damage during accomplishment of interior and exterior painting. The contractor shall be responsible for the removal and resetting of all furniture. This includes any required disassembling and reassembling of furniture. s. The contractor shall provide a storage container on site to store furniture and other large items to keep them from being damaged during the work process. If work can be completed with furniture items in the center of the room and properly covered to ensure they are not damaged, then there is no need for a container to be utilized. t. Remove and reinstall all electrical/data switch and receptacle covers, to insure all previously painted surfaces are repainted. u. Paint over existing painted stenciled signage and replace with newly painted stenciled signage with the same lettering or numbering. v. Repaint all exposed piping and piping insulation. Stencil proper markings on piping. w. Spray paint electrical panels, access panels, and expansion joints to match the adjacent wall color. Panels painted by brush are not acceptable. x. Clean all over-spray, drips, splatters and spills resulting from accomplishing this project from all surfaces as appropriate. y. No glass surfaces are to be painted unless otherwise noted in the project area description area. z. All morals/artwork are to remain on the walls inside the common areas of the building. The intent is to cut around the morals/artwork for a finish appearance. aa. Special scheduling shall be required on all the buildings listed below. Approximately ¼ of the work areas shall be available for paint at one given time. It is the responsibility of the contractor to coordinate a schedule with the point of contact for each building. bb. The statement that all surfaces tested positive or negative for lead paint means that all surfaces are to be assumed as positive or negative as listed in the project area description section of this scope. cc. The intent of this project is not to abate the lead paint. The intent is only to remove the lead paint to the exten
