OBJECTIVES The objective of this project is to completely renovate both bathrooms and complete various repairs to the conference room. 2. BACKGROUND The bathrooms haven’t been updated in 20+ years, are worn and needed repairs. The conference room has a musty smell and needs painting and other repairs. 3. SPECIFIC REQUIREMENTS The contractor shall • Provide and install A 3-room luxury bathroom with 1 ADA and 2 unisex bathrooms. This bathroom will serve 60 people per day during the life of this contract. It must meet all ADA/ABA requirements and have hot water. All bathroom entrance doors must be on the same side of the trailer. Locate the trailer in front of the handicapped ramp. The water and power lines must not present a tripping hazard. The contractor is NOT responsible for providing cleaning and stocking services. The base janitorial contractor will provide those services. The contractor shall pump the sewage tank at least twice per week, on Tuesdays and Thursdays by 0900, more often if needed. The contractor shall provide the PM with the POC and phone number of the person to call if any bathroom needs repairs for any reason. The contractor shall respond on site to remedy the issue(s) within 1 hour at no further cost to the government. Provide a submittal on the proposed luxury bathroom for approval. After installation of the luxury bathroom and inspection is required. Provide 2 business days’ notice for this inspection. No other work can start until the luxury bathroom passes this inspection and a servicing schedule is provided. If any part of this trailer stops working the contractor shall respond on site to remedy the issue(s) within 1 hour after notification to correct the issue at no further cost to the government. An image of a complying luxury bathroom is shown at the end of this document. The contractor is not permitted to use government restrooms. • An image that shows the location of where the trailer will be located (in front of the handicapped ramp, access to ramp must be maintained) is shown at the end of this document. There are 3 outlets in front of the ramp the contractor may use. Add any required electrical receptacles, breakers etc. per NEC, from electrical panel(s) located in the warehouse. Once the project is completed remove all the electrical connections the contractor installed and return to their original condition. • Inside the warehouse there is a hose bib that the contractor may use for water to serve the luxury bathroom. Run heat tape etc. to keep the water line from freezing from the hose connection to the luxury bathroom. If any part of this water line freezes causing damage etc. the contractor shall make repairs at no cost to the government. The contractor shall respond on site to remedy the issue(s) within 1 hour at no further cost to the government. • All power, water etc. leading to the luxury bathroom must not present a tripping hazard. • Cover all return grills with a MERV 5 filter for the duration of the project. • All sanding requires a dustless sander. • Additionally, provide a HEPA type filtering system in all areas when sanding or creating dust. Provide a separate plan on how dust will be controlled. Restrooms • Install plastic over the entrance doors with a zipper for access and to contain dust. -- 2 of 54 -- Page 3 of 54 • Replace both bathroom doors in-kind, frames to remain. • Provide stainless steel kick plates both sides, both doors, match existing dimensions. • Replace push plates and handles in-kind. • Paint both doors and frame all sides, semi-gloss, brown. PM has exact color. • Replace handicapped push button operators with touchless wave type. • Provide power to handicapped operators above the ceiling. • Remove and dispose of all toilets, urinals, toilet partitions, built in trash receptacles, mirrors, paper product dispensers, ceiling tile and grid, ceiling diffusers/vents, grab bars, in-wall trash receptacles and all other items from the walls except fire alarm devices and dispose. • Remove all tiles and wallboard behind the wall tile. • Remove all the floor tile and thresholds. • Replace all toilet partitions with solid Phenolic type. Color by customer, solid. Provide the same size as existing for each area. Partitions dimensions must meet ADA regardless of the current configuration. Continuous piano hinges, continuous anodized aluminum and stainless-steel brackets and other components. Maximum gap between partition pieces, walls etc. is 1/8”. • Provide stainless hooks on the back of all toilet compartment doors. doors. • Replace all toilets with commercial, elongated, white, 1.5 GPM, prefer Kohler. • Provide white heavy duty toilet seats. • Replace all flanges, seals and bolts. • Replace all urinal and toilet water piping including in wall piping (not in floor). Replace all piping with 2”. Prefer Sloan flushometer, manual flush. • For each toilet and urinal provide an assessable cleanout. Each cleanout shall have a 12”x12” access panel. Prepare, prime and paint the access panel to match the wall tile color. Include faux grout lines as needed. • Provide and install two, white, flush urinals in the same location as existing. • Prefer Kohler urinal, 1.0 GPM minimum per flush, prefer Sloan flushometer. • Provide and install all associated water lines, valves, drain piping etc. • Provide two urinal screens, 12” off the floor. Screen height is 24”x5’ (a total of 6’ off the floor). Urinal screens to be the same type/color as toilet partitions. • Replace all sinks in-kind. • Provide faucets with paddle handles for each sink, chrome. Ensure the faucet extends to the center of the sink. Must have built in strainers, no pop ups. • Replace all plumbing under all sinks and in-wall including water stops. Provide ¼ turn stop
