Specifications Format and Conventions 7. Miscellaneous Provisions 1.02 WORK COVERED BY THE CONTRACT DOCUMENTS A. Project Location: QWO ARSR, 1365 Old Xenia Road SW, London, OH 43140-9250. B. The Work consists of the following (not all-inclusive): Remove existing exterior vinyl siding, remediate any lead paint as required (FAA has a new Asbestos and Lead Paint Report, available for the Contractor to review), evaluate, in-fill any existing in-situ masonry openings, which may have been previously covered by the vinyl siding and any openings where previous windows, vents, etc. were placed within the extents of the exterior masonry wall. The Contractor shall repair any damage to the masonry wall, in-fill the openings, repoint any grout, while trying to match the existing adjacent grout joints. Once the masonry wall has been patched, then the Contractor will need to seal the wall with an approved sealant and paint the exterior surface with an approved paint (reference the specifications). The Contractor shall remove and replace the exterior soffit around the ARSR building A new steel canopy shall be installed above the new exterior door being replaced at the north side of the ARSR building. The canopy shall be fully galvanized and placed such that no columns are required (reference details and specifications). The facility has existing in-situ wood paneling located in the office and at all interior walls of the equipment room except at the wall located at the south end of the equipment room. The Contractor will need to remove all wood paneling, insulation, and/or associated wood furring which may have been used to support the paneling. Extreme caution, as well as dust containment must be used during all phases of construction, that is, since the facility must remain fully operational with all electrical equipment energized. The existing interior office walls will be removed and replaced with new metal stud walls covered with type-X gypsum board on both sides of the new wall. The walls shall be insulated as indicated in the contract documents. The Contractor shall replace all electrical switches, receptacles, etc. around the perimeter of the office using surface mounted electrical metallic tubing (EMT) with compression fittings/couplers/etc. per FAA and/or NEC standards or criteria. The Contractor shall use the more stringent of the two. The front office window shall be removed -- 2 of 532 -- Federal Aviation Administration LRR ñ QWO ARSR, London, OH May 16, 2025 and replaced with a new security window as indicated in the contract documents and specifications. The new window shall be re-covered by new security bars, sized, painted, and installed as indicated in the construction documents. The Contractor shall be responsible for coordination (i.e., with the RE, Site Tech., or SSCM) and reattachment of any additional security devices. The Contractor shall remove the existing in-situ kitchen located along the east wall of the facility. An existing in-situ kitchen sink drain, which penetrates the existing in-situ exterior masonry wall will need to be filled and patched. The Contractor will need to terminate or temporarily cap-off any water lines going to this location. Any electrical service to this previous kitchen area will need to be evaluated to determine if it needs to be terminated and removed or if it can be temporarily taken out of service and reused to provide service to the new break room area being built just south of the new office. The Contractor shall build/install a new break area, just south of the new office located in the northeast corner of the existing building. A hole for the new sink drain will need to be drilled/cored through the exterior masonry wall with a new exterior vent and associated drain- line plumbed into the existing septic tank located at the northeast corner of the ARSR building. Reference contract documents for additional information. This new break area will require new water and electrical services, as shown in the contract documents. All water and electrical services shall be surface mounted, supported, and labeled as indicated in the contract documents. A new tankless water heater shall be installed below the sink. Replace entire restroom located in southeast corner of ARSR building and install a new tankless water heater at or below the lavatory sink. Remove existing water heater, expansion tank, and water softener. These three items are located on the other side of the west bathroom CMU wall, or in the northeast corner of the EG room. A new space heater may also need to be included. Repair/replace flooring and ceiling tiles which are missing, stained, or damaged throughout the facility. For estimating purposes, assume 10% unless otherwise indicated. The Contractor shall keep track of the amount replaced and notify the RE as to quantities. C. The Contractor and/or his/her Lower-tier Subs are responsible for accomplishing all items of Work in accordance with the applicable drawings, specifications, and conditions of the Contract. Any additional labor, materials, equipment, and/or appurtenances, not precisely detailed, or specified, but required to accomplish the Work, must be provided by the Contractor and/or his/her Lower-tier Subs (i.e., as an integral part of the Scope of Work specified). 1.03 TYPE OF CONTRACT A.
