1. SUBJECT: Renovate common areas Single Soldier UPH.
2. SCOPE OF WORK: The work covered in this scope consists of furnishing all labor,
expertise, equipment, materials, facilities, transportation, and appliances necessary to
perform the following work.
THE CONTRACTOR WILL COMPLETE THE FOLLOWING REQUIREMENTS:
REMOVE AND DISPOSE OF THE FOLLOWING ITEMS:
• Cove base, vinyl, 4”, approx. (160) L.F.
• Blinds, interior, horizontal, 48” including hardware (60) ea.
• Drapery, traverse rods, 48” including hardware, (60) ea. The contractor shall fill and
sand all screw holes once blinds and drapes are removed.
• Air conditioner, 4-ton, split unit, (1) ea. for laundry room area. The contractor is
responsible for removing and disposing of all refrigerants according to EPA guidelines.
The contractor shall use certified recovery/recycling equipment and certified
technician.
• Shower curtains & rods, (30) ea.
FURNISH AND INSTALL THE FOLLOWING :
• Black out shades, interior, horizontal, 48” W X 84” H (60) ea.
• Cove base, vinyl, 4”, approx. 160 L.F. Color to match existing.

• Air conditioner, 4-ton, split unit, wall mount, (1) ea. for laundry room area. To include
tube / wiring kit (line sets).
• Curtain rods, stainless steel, 5’ long (30) ea.
• Shower curtains, vinyl, cloth (30) ea.
• Urinal, wall hung, vitreous China (1) ea. The contractor shall install the necessary
rough-in. To include supply, waste, vent lines and flushometer.
REPAIRING WINDOW SCREENS:
• Remove all window screens throughout the building. Remove mesh screening and
install new mesh screening for all (110) windows in the building.

SAW CUTTING & RE-POINTING MORTAR JOINTS:
• Where required & directed perform saw cutting along designated lines to ¾” depth, to
prepare the existing brick structure for re-pointing, approx. 1000 (VLF).
• Execute re-pointing 1000 (VLF) using a mortar to ensure proper adhesion and a
weather-tight seal.
Surface Preparation, Painting and Finishes:
• Skim coat wall surface with joint compound, approx. (3000) S.F.
• Paint ceiling, complete, latex, including surface prep, primer & 2 coats finish color,
approx. (350) S.F. Benjamin Moore: White
• Paint doors & frames, complete, including surface prep, latex, primer & 2 coats finish
color, (6) ea.
• Paint walls, interior, drywall, or plaster, complete, latex, including surface patch / prep,
prime (1) coat & 2 coats finish color, approx. (2650) S.F.
Wall and door paint colors and finish to be selected by the building manager.

3. GENERAL REQUIREMENTS:
Contractor should provide a telephone number for a person to call should the need arise.
Contractor shall fully adhere to and comply with the approved Safety & Health and Environmental
plans, this project’s specifications (where applicable), NFPA, and the NEC. The Contractor shall
comply with all Occupational Safety and Health (OSHA), Uniform Federal Accessibility, and
environmental regulations and standards. All code compliance and requirement questions are to
be coordinated with the Installation Safety Officer Mr. Paul Smaw who can be reached on 718-
630-4232.
Contractor is responsible for scheduling a performance period with the building manager. The
Government POC will also be notified.
Contractor shall be responsible for all work performed & is responsible for reporting to the
Government POC any dangerous or problematic conditions which they may uncover while
executing this specification.
All work shall be performed by experienced workers with proper tools, equipment, and in good
workman like manner.
Onsite inspection shall be performed prior to submittals, to verify measurements and field
conditions.
Contractor shall supply COR with cuts of significant materials to be installed, name and quality for
government approval prior to installation.
Contractor shall install dust partitions prior to the beginning of any work. It is the contractor’s
responsibility to cover all furniture / equipment in the surrounding areas.
