The restroom, approximately 400 square feet covering both men’s and women’s sections. This scope of work outlines the tasks to restore the facility components. Objectives: Restore the electrical and plumbing components to ensure safety, efficiency, and compliance with modern standards. Replace outdated fixtures and equipment with energy-efficient and accessible alternatives. Ensure accessibility and functionality through ADA-compliant upgrades. Preserve the historical integrity of the nationally significant structure while implementing modern improvements. Ensure all work adheres to applicable codes, and standards. Ensure the historic fabric of the building isn’t modified or disturbed without the Park’s approval and any disturbance shall be kept to a minimum Background: Listed as a nationally significant structure (LCS #22996). Situated at the east end of the south wall, this building is reconstructed of random rubble masonry with Portland cement mortar and measures 19 feet by 22 feet. Brick capping finished the upper edges of the walls. The east-facing facade is symmetrical. Doors and windows are wood frame. Used as a restroom at present, the building was reconstructed from the ruins of a mid-nineteenth century house in the 1950s. Plumbing and fixtures were added during a 1968 restoration. Wastewater septic system was installed in 2008. Underwent replacement of plumbing fixtures and partitions and other minor improvements within the existing building envelope in 2018. Specific Work / Tasks: Electrical component replacements Demolition and Replacement of Heater/Exhaust/Light Units: Remove two (2) existing motorized heater exhaust fans (light/exhaust/heater combo) located above each toilet in the men’s and women’s sections. Install two (2) new light/exhaust/heater combination units with box covers. Ensure a seamless fit and ensure the historic fabric of the building isn’t modified or disturbed without the Park’s approval and any disturbance shall be kept to a minimum. Dedicated 20-amp GFCI-protected circuits for heaters (NEC 422.51). Ensure switches for ventilation control to accessible, user-friendly locations compliant with NEC 404.4 (e.g., away from water sources, 15–48 inches above the floor per ADA standards). Use GFCI-protected or low-voltage switches in restrooms to prevent shock hazards. Ensure switches are compatible with new fixtures and fans (e.g., correct voltage and amperage ratings). Light/Exhaust/Heater Units: Exhaust Capacity: Minimum 110 CFM, low noise (≤1.5 sones). Heater: 1500W ceramic heating element. Lighting: Integrated LED module, minimum 800 lumens, 3000K warm white. White or brushed nickel to match restroom aesthetic. Built-in damper to prevent backdraft, UL-listed for wet locations. Remove and cap existing heater switches and replace with digital programmable thermostats for heater control. Thermostat Specifications: 120V, 15A, backlit display, temperature range 40°F–95°F, compatible with ceramic heaters. Install with lockable plastic cover. Electrical Panel Replacement: Demo and remove the existing electrical panel in women’s restroom. Install a new electrical panel compliant with current electrical codes, ensuring the panel is labeled. Existing conduit is to be utilized. Provide new wiring pulled throughout the facility. Surface mounted conduit is not acceptable, however for some of the existing conduit can be left exposed. Exterior NEMA 3R-rated weatherproof enclosure free-standing electrical rack, not attached to the existing stone structure/wall Rack mounted not attached to stone structure shall be minimal visual impact. Bond new panel and verify grounding electrode resistance ≤25 ohms (NEC 250.56). Ensure rack-mounted enclosure is vandal-resistant (e.g., tamper-proof screws) and on a stable, accessible surface. Minimal impact on the historic stone facade, per NPS and Historic Preservation guidelines. Secure, lockable access to prevent tampering. Ensure conduit and exposed metal is painted to match the existing aesthetic of the restroom to maintain historical integrity and a neutral-colored enclosure to minimize visual impact. Comply with the Secretary of the Interior’s Standards for Historic Properties. Use discreet conduit paths (existing wall penetration) . Run new circuits to all new and existing electrical devices and fixtures. Use GFCI-protected or low-voltage switches in restrooms to prevent shock hazards. Lighting Replacement: Demo existing four (4) light fixtures in both restroom sections. Remove and relocate light switches. Install two (4) new LED Lighting strip-style light fixtures suspended from ceiling to allow light to reach beyond wood beams. Linear LED strip, 4-foot length. 3000 lumens per fixture, neutral white or warm white. Confirm the lighting’s suitability, with the ability to slightly lower lumen fixtures if needed. Ensure fixtures are rated for damp/wet locations due to the restroom environment (NEC 410). Use GFCI-protected circuits for all lighting in restrooms (NEC 210.8(B)).
