Background Water infiltration into Fort Myer Spates Hall, Building 407 (MY B407) occurs from local roof elements in 5 different areas of the building. Spates Hall recently modernized to serve as Garrison MAYEDA.DAVID.STA -- 1 of 14 -- Page 2 of 10 Dining Facility and allow Patton Hall (Bldg. 214) major renovation through replacement. Soft -- 2 of 14 -- Page 3 of 10 Opening of Spates Hall to occur the week of 12 January 2026. Drywall and carpeting water damage at this time of year provides a high risk for mold growth since the environmental cooling system has been shut down for the season, which creates and accelerates Life, Health and Safety concerns. Pipe- lining repair of selected interior roof drain lines is considered an emergency condition, which requires expedited remedies and measures. This repair project requires the repair of damaged improvements and restore adequate working environments. 2. Construction Scope Five (5) Roof Inlet Drain Line Pipes (See attached Reference Sheet 1 and 2) 2.1. Selective Demolition Roof drain piping work shall not be performed during rain event or when roof has or holds water that requires roof drain operation. 2.1.1. Roof Drain #1 (All Purpose Room) • Existing fire sprinkler-head is near work area. Care shall be taken while accessing work area and performing repair work and should not directly impact or affect repair work under this requirement. Fire sprinkler lines shall not be disturbed. • Carefully remove and retain approximate 20 square feet (SF) ceiling tiles to access drain line pipe from roof drain inlet and maintain for re-use. Maintain existing drop ceiling grid. • Carefully remove drain line cap to open drain line piping to perform lining repair work and retain for use. 2.1.2. Roof Drain #2 (All Purpose Room) • Existing fire sprinkler-head is near work area. Care shall be taken while accessing work area and performing repair work and should not directly impact or affect repair work under this requirement. Fire sprinkler lines shall not be disturbed. • Carefully remove and retain approximate 20 square feet (SF) ceiling tiles to access drain line pipe from roof drain inlet and maintain for re-use. Maintain existing drop ceiling grid. • Carefully remove drain line cap to open drain line piping to perform pipe-lining repair work and retain for use. 2.1.3. Roof Drain #3 (Coat Room) • Existing fire sprinkler-head is near work area. Care shall be taken while accessing work area and performing repair work and should not directly impact or affect repair work under this requirement. Fire sprinkler lines shall not be disturbed. • Approximate 15 SF gypsum board ceiling has been removed to expose roof drain inlet during previous rainstorm. • Carefully remove drain line cap to open piping to perform pipe-lining repair work and retain for use. 2.1.4. Roof Drain #4 (General Office) • Carefully remove approximate 15 SF gypsum board ceiling to expose roof drain inlet and pipe. -- 3 of 14 -- Page 4 of 10 • Carefully remove drain line cap to open piping to perform pipe-lining repair work and retain for use. 2.1.5. Roof Drain #5 (Existing Building Addition) • Existing fire sprinkler-head is near work area. Care shall be taken while accessing work area and performing repair work and should not directly impact or affect repair work under this requirement. Fire sprinkler lines shall not be disturbed. • Approximate 25 SF gypsum board ceiling has been removed to expose roof drain inlet and pipe and waste. Two levels of ceiling is present under the existing skylight and shall be maintained. Carefully remove existing drywall access door panel and re-use in upper ceiling section. Clean and aesthetically soften (gently sand for repainting) lower ceiling section around existing HVAC diffuser grate. • Carefully remove drain line cap to open piping to perform pipe-lining repair work. 2.2. Architectural Work 2.2.1. Roof Drain #1 & #2 (Drop Ceiling Tile Grid) • Carefully install ceiling tiles in existing grid. 2.2.2. Roof Drain #3 & #4 (Gypsum Board Ceiling) • Install gypsum board, matching existing thickness, to close opening in ceiling. Apply taping or grout to close seem around new gypsum board • Apply paint base and minimum 2-coats of oil-based paint, matching existing color. 2.2.3. Roof Drain #4 (General Office-Gypsum Board Ceiling) • Install gypsum board to close ceiling work area, matching existing thickness, to close opening in ceiling. Apply taping or grout to close seem around new gypsum board • Apply approximately 40 SF paint base and minimum 2-coats of oil-based paint, matching existing color. 2.2.4. Roof Drain #5 (Existing Building Addition-Gypsum Board Ceiling) • Install gypsum board to close ceiling work area, matching existing thickness, to close opening and re-install in ceiling. …
