PART 1 - GENERAL
DESCRIPTION OF WORK
This contract provides for the replacement of existing 3-ton Trane heat pump air handler (up-flow, multi speed w/8kw aux heat model# 4TEE3F40A1000AB) & existing 3-ton Trane heat pump condensing unit (MODEL# 4TWX6036A1000AA). Newly installed equipment will be connected to a new zone control system. New control zone system will allow for control zone 1 upstairs and zone 2 downstairs. Installation of 2 new thermostats to connect to system is also required.
The building is a two-story office with an additional basement. The structure was built circa 1732. SF is approximately 1,444.
The building will be occupied during this contract and serves as a dispatch center for COLO.
The contract work includes:
Base Work:
Replacement of existing 3-ton Trane heat pump air handler (up-flow, multi speed w/8kw aux heat model# 4TEE3F40A1000AB) with equivalent in size equipment and with a minimum 8kw heat strips.
Mount the indoor air handler securely in location of the current air handler, tie into existing duct work.
Replacement of existing 3-ton Trane heat pump condensing unit (MODEL# 4TWX6036A1000AA) with high efficiency equivalent sized unit.
Position the outdoor condenser in location of current condenser. Outside consider unit should be elevated at least 4 inches above the current pad.
Line set should match manufacturers’ unit size. If needed for replacement or identified decencies run necessary insulated refrigerant lines, electrical wiring and conduits, and drainage tubing. Flush line set if not replacing the entire line set.
Test system for proper operation and refrigerant charge.
Install new service disconnect, appropriately sized with voltage monitoring and surge protection.
All newly installed equipment must be of same manufacturer and capable of working efficiently together.
Properly dispose of all removed equipment following local regulations and environmental guidelines.
Ensure system functions correctly.
Option 1 Work:
Provide and Install 2 Commercial Grade Thermostats that can control humidity and dehumidification to replace current thermostats.
Replace Current Honeywell Zone Panel and Honeywell Interface Module with new Zone Panel and Interface Module that controls/communicates with new equipment
Ensure operation of current dampers to allow system to function with 2 different thermostats (1 Upstairs and 1 Downstairs)
Properly dispose of all removed equipment following local regulations and environmental guidelines.
Ensure system functions correctly for the 2 different zones.
All work will be performed under a single contract.
Work and materials shall adhere to the following mitigations:

LOCATION AND ACCESS
A. The project site is located at 209 Read St. Yorktown VA 23690.
CONTRACTOR-FURNISHED ITEMS
The Contractor shall furnish all necessary supervision, personnel, equipment, transportation, materials, and incidentals required to complete the contract requirements.
Contractor shall provide proof of liability insurance for all personnel working in completion of this project.
WORK CONDITIONS AND LIMITATIONS
FACILITY USE
There are open public restrooms within walking distance of work location.
REQUIRED PERFORMANCE PERIOD
Work performance period is to be determined; all work shall be performed between 8 AM – 4:30 PM.
CONTRACTOR’S USE OF PREMISES
Confine on-site material storage, equipment and vehicle parking, and staging to paved parking areas or other areas specifically designated by the Contracting Officer’s Representative (COR).
Keep job site clear of trash and debris. Dispose of any trash, debris and other unusable material legally at authorized facilities on non-Federal land.
FIELD VERIFICATION
The measurements and quantities specified are estimates and provided for information only. The Contractor must verify all locations, dimensions and conditions affecting the work.
QUALITY ASSURANCE
All proposed materials and methods must meet or exceed the current local, state, and federal codes, standards, and regulations applicable to the contract work.
All personnel performing work shall be fully qualified and experienced in the type of work they will execute.
WARRANTIES
Building components: Minimum 1-year warranty against defects. Provide a minimum 5-year warranty for workmanship.
Prior to beginning work, report to the COR any conflict in warranty requirements, work scheduling or material availability before proceeding with the work.
MATERIAL HANDLING
A. Deliver materials to the job site as per COR instructions. Comply with all manufacturers’ recommendations for storage, protection and handling.
PART 2 - MATERIAL
GENERAL
A. Use new materials except as otherwise approved by the Contracting Officer (CO).
