GENERAL SPECIFICATIONS
ESCALANTE BASEMENT FLOOD REPAIRS
100% Submittal – 2/28/2026
1.1 SCOPE OF CONTRACT
A. This project includes all work and materials necessary to repair and remodel the basement
of an existing building.
B. The work includes but is not limited to removing existing wood paneling in the bedroom
and replacing it with gypsum board, installing carpet, and installing all necessary finishes.
The work also includes repairing missing sections of wood paneling in the living and
laundry rooms to match existing conditions.
C. Quantities associated with these options are identified in the Schedule of Items.
1.2 PROJECT LOCATION
A. The project is located in the Escalante Ranger District of the Dixie National Forest,
Garfield County, Utah. Project is located at 87 E 200 N, Escalante, UT 84726
1.3 SITE INFORMATION AND LIMITATIONS
A. The following site conditions are considered incidental to the contract and the contractor
will not be paid directly for any of the following items:
1. Construction sites will be closed to the public during construction. The Forest
Service will issue a closure order to the public. The Contractor will be responsible
for signing and limiting public access.
2. All construction equipment shall be pressure washed before entering National
Forest System lands. The removal of mud and debris from treads, tracks and
undercarriage, with emphasis on axles, frame, cross-members, motor mounts, and
underneath steps, running boards, and front bumper/brushguard assemblies will be
required. The purpose is to reduce or eliminate the transportation of noxious weeds,
which is required by Federal and State regulations.
3. Water is available at the site for construction purposes.
4. The Contractor shall provide temporary toilet facilities (porta-potty) at the site
during all construction work.
1.4 WORK CAMPS, STAGING AND STORAGE AREAS
A. Areas for staging operations and storage of materials shall be approved by the CO. The
Contractor must request in writing for approval from the CO to stage trailers on site.
B. No overnight camping will be allowed on site.
1.5 INSPECTION OF WORKSITE

A. The contractor acknowledges they have taken the necessary steps to ascertain the nature
and location of work, and have investigated and satisfied themselves as to the general and
local conditions that can affect the work or its cost. Any failure of the contractor to take
the actions described and acknowledged in this paragraph will not relieve the Contractor
from the responsibility of estimating properly the difficulty and cost of successfully
performing the work, or for proceeding to successfully perform the work without
additional expenses to the government.
1.6 START DATE
A. Fall 2026
1.7 Period of Performance: 8/31/2026 – 12-31/2026 – 123 Calendar Days

compensation will be made.

SECTION 000501 - REMODEL ESCALANTE BASEMENT
PART 1 - GENERAL
1.1 SUMMARY
A. This project includes all work and materials necessary to repair the damage due to
flooding in the Escalante dwelling’s basement. This work also includes remodeling the
bedroom in the basement. Option items include remodeling the living and laundry rooms.
1.2 MEASUREMENT AND PAYMENT:
A. The project includes the following base bid items as shown in the Schedule of Items:
Work is shown in the drawings and noted in the specifications. Work includes, but is not
limited to:
1. Repairs- Living and Laundry Rooms Measurement and Payment shall be Lump
Sum Quantity (LSQ) as shown in the Schedule of Items for the repairs in the living
and laundry room. Measurement shall include all work items in the main
living/laundry room in the basement of the house. Payment will also include the
work as described in the following specifications and drawings and includes but is
not limited to: replacement of insulation, replacement of the removed section of
wood paneling, and removal and replacement of carpet on the stairs.
2. Remodel- Bedroom. Measurement and Payment shall be Lump Sum Quantity
(LSQ) as shown in the Schedule of Items for the remodel of the basement bedroom.
Measurement shall include all work items in the bedroom. Payment will also
include the work as described in the following specifications and drawings and
includes but is not limited to: demolition of existing wall paneling, installation of
new insulation, installation of gypsum board, installation of carpet, and painting.
1.3 RELATED WORK
A. The work shall be in accordance with the contract documents.
B. The work shall be in accordance with the following specifications. The subsidiary
specifications are referred to in the text by the Section designation only.

PART 3 - EXECUTION
3.1 GENERAL
A. Work shall be completed in accordance with the contract drawings and specifications.
