Red Rock Ranger Station (RRRS) Fire Sprinkler System Repairs
General Information
1.0 Scope of Work
Provide complete diagnosis and repair of the existing wet and dry sprinkler system at the Red Rock Ranger Station (RRRS) Administrative Office that meets current codes and regulations. This work consists of an assessment of the existing wet and dry sprinkler system and the fire supply line and a report on the deficiencies and how to repair them. System assessment shall include an evaluation of the water hammer issue that trips the dry valve and a pressure test to determine the integrity of existing conditions per NFPA 13 and NFPA 25. Evaluation report with recommendations shall be completed and approved by Contracting Officer (CO) before any further work is started. CO will determine if course of action is required. Option 1 consists of the repair of the wet and dry sprinkler system. The system shall reuse adequate existing components. The complete system installation shall include all necessary work to bring the system into compliance. It will need to be tested and recharged to bring it back into service. This work will include any finish work if walls, ceilings, floors, etc. need to be removed to accommodate the work. Alternative 1 consists of the replacement of the wet and dry sprinkler system. The complete system installation shall include all necessary work to bring the system into compliance and proper operating condition in conjunction with the fire alarm system. The system will need to be tested and recharged to bring it back into service. This work will include any finish work if walls, ceilings, floors, etc. need to be removed to accommodate the work. Option 2 consists of the replacement of the existing fire supply line, which “tees” off the main water line approximately 92 feet west of the sprinkler room. Adequate existing components on the existing fire supply line shall be reused. Work shall include all necessary actions to bring the sprinkler system into compliance and include modeling and/or analysis of the pressure and flow requirements. This work will include any excavation, embankment, concrete and asphalt cutting, backfill, compaction, and concrete and asphalt repair needed to accommodate the work.
2.0 Background
The Red Rock Ranger Station (RRRS) complex was built in 2007. The Administrative Office is a single-story building approximately 13,875 sq. ft. The building has a wet and dry sprinkler system that needs improvement. The existing fire sprinkler system for the Red Rock Ranger Station is shown in the Drawings. The dry pipe valve has not been able to handle the water hammering events for the past couple of years. RRRS is the last site on the existing water service line south of Village of Oak Creek. Contractors will be solely responsible for confirming existing conditions for both systems through a diagnosis, assessing structural/layout issues, hydraulic concerns relating to the water hammer, and other pertinent component information as it pertains to their proposed installation and repairs. This may also include the assessment of the main line “tee” to entry into the building as its pipe diameter differs from the sprinkler system’s piping. Existing gas piping and electrical will be re-used if adequate to service the systems. All existing utilities shall be protected in place.

3.0 Technical Requirements / Tasks
All tasks and work must meet technical requirements according to local, state and national codes and regulations. Specific tasks include, but are not limited to, the following:
211300 Fire-Suppression Sprinkler Systems. This work consists of evaluating the existing wet and dry sprinkler systems, including the fire service main line before entry into the building for proper sizing, and any relevant components. Water hammer analysis may include coordination with the water company and nearby municipalities. Analysis shall include recommendations for partial or total replacement of any or all elements within the fire sprinkler system and/or the supply line(s). Submittal shall include the cost of the installation based on the recommendations.
024119 Selective Demolition. This work consists of salvaging, removing, and disposing of existing components.
210800 Commissioning of Fire Suppression. This work consists of evaluating the existing fire supply line. Analysis and recommendations for partial or total replacement of any or all elements. Submittal shall include the cost of the installation based on the recommendations.
4.0 Government Furnished
This project does not include any Government furnished materials.
5.0 Deliverables / Schedule
Reporting Requirements: The contractor is required to provide written progress reports bi-weekly for the project duration. Progress reports may be e-mailed to the COR. The progress report shall cover all work completed during the specified period and shall present the work to be accomplished during the subsequent period. This report shall also identify any problems that arose and a statement explaining how the problem was resolved. This report shall also identify any problems that have arisen but have not been completely resolved and provide an explanation.
