MAHG241006 Mar 2026 Page 1 of 18 V16-CONS-03/12/26 STATEMENT OF WORK Replace AHU’s Magnolia Dining Hall B7409 MAHG241006 1.0 INTRODUCTION: The contractor shall furnish all equipment, labor, supervision and materials necessary to replace three air-handling units (AHU) located within the mechanical rooms of Magnolia Dining Facility, B7409. Additionally, the contractor is to replace the kitchen overhead door air curtain. This project includes the replacement of motors and bearings of eight kitchen supply fans, eight kitchen exhaust fans, and six additional exhaust fans located on the rooftop of B7409. The Contracting Officer (CO) will provide drawings, specifications, and documents relevant to this requirement. The Contractor shall check all drawings furnished immediately upon receipt and notify the CO of any discrepancies. The Contractor shall be responsible for any errors that might have been avoided by complying with these procedures set forth. Any accessories or incidental items not specifically shown on the Drawings and detailed in the SOW herein, which are necessary and/or required to complete the work within the intent of these documents, shall be included by the Contractor without additional cost to the Government. All work shall be performed in strict accordance with the SOW/Specifications/Drawings, and subject to the terms and conditions of this contract. 3.2.2 Utilities from the work will be provided by the Government unless otherwise noted. 3.2.3 It is not anticipated that hazardous material will be encountered during work. However, should such material be encountered, the Contractor is to immediately stop work and contact the CO. 3.2.4 SCOPE: 3.2.4.1 GENERAL NOTES: 3.2.4.1.1 Replace AHUs in kind, as per the Mechanical Schedule provided within the drawings. 3.2.4.1.2 Replace supply and exhaust fans. The contractor shall conduct a survey of the exhaust and supply fans being replaced within the scope of the contract to determine the types to replace in kind. Refer to the Mechanical Schedule provided within the drawings. 3.2.4.1.3 Any anticipated work tasks that could negatively impact food service operations shall be coordinated with the CM prior to beginning that work task. 3.2.4.1.4 Air-handlers will be replaced, in sequence, one after the other, during the evening hours to limit negative effects on the dining hall operations. Normal operations of this facility will continue during the performance of this work task. 3.2.4.1.5 All fans are to be replaced within (14) calendar days to limit the complete shutdown of the dining hall. Additional work tasks can be performed concurrently. 3.2.4.1.5.1 **Schedule this (14) day work task with CM and facility manager 14 days prior to start of work. This facility is not intended to be operational during this 14-day period only.** 3.2.4.2 PHASING: -- 2 of 18 -- MAHG241006 Mar 2026 Page 3 of 18 V16-CONS-03/12/26 3.2.4.2.1 Phase I: Survey of materials to be replaced, 5 calendar days 3.2.4.2.2 Phase II: Submittals and Material Procurement, 90 calendar days 3.2.4.2.3 Phase III: Installation of new materials, 45 calendar days 3.2.4.2.4 Phase IV: Testing and balancing and Project Closeout, 5 calendar days 3.2.4.3 DEMOLITION: 3.2.4.3.1 Demolish three existing air-handlers and replace them in kind. Demolish AHU includes removing old breakers, disconnect switches and wiring. Only one AHU can be demolished at a time. 3.2.4.3.2 Demolish and replace all exhaust fans and supply (make-up air) fans. 3.2.4.3.3 All materials to be demolished shall be removed from the site and disposed of off-site in a legal landfill. The contractor is not allowed to stockpile demolition materials on site; all materials to be removed in a timely fashion. 3.2.4.4 NEW CONSTRUCTION: 3.2.4.4.1 Mechanical: 3.2.4.4.1.1 Install three new AHUs. 3.2.4.
