General Information: The Office Building Chancery roof was originally installed in 1998. Subsequent roof repairs occurred in 2003. The OBC consists of twelve multi-level roof areas with a variety of existing roof system compositions. The work shall include the furnishing of all labor, tools, materials, equipment, transportation, and the performance of all operations required to provide construction as specified herein and shall include the cleanup and removal from site of all debris resulting from the operations performed. It shall also be the Contractor’s responsibility to take all necessary safety precautions and to furnish barricades and/or safety measures as required. An addition was constructed on a portion of the roof in 2012. This addition created Roof Area C. Roof Areas C and L Roof Area L are in the contract as Unit Prices (See Section 010260 for more information). B. Design Base Roof Systems: 1. OBC Roof Areas A, D, E, F, G, H, J, & K: a. Removal and disposal of existing roof system to the structural deck. Removal of roof system components may include, but is not limited to, gravel ballast, roofing, insulation, etc. b. Removal of abandoned curbs where outlined on the project drawings. c. Removal, storage of existing freestanding perimeter railing system on Roof Area A,G,H. d. Proper preparation of the existing roof deck. e. Installation of hot rubberized asphalt membrane on existing structural concrete deck. Alternative deck types shall require the installation of a 1/2” gypsum cover board prior to installation of hot rubberized asphalt. (RA-A Wood Deck) f. Installation of new flashings at penetrations, curbs, walls, and perimeters. g. Installation of a protection course, drainage course, new insulation, filter fabric and light weight concrete pavers in PMR configuration (T-clear LIGHTGUARD pavers). h. Installation of PMMA coating on narrow roof ledge adjacent to Roof Area D. i. Painting of all miscellaneous ferrous metal surfaces. j. Remove and dispose of non-penetrating roof perimeter railing system on Roof Areas A. Install new non-penetrating roof perimeter railing system on Roof Areas A. k. Remove, store and re-install existing non-penetrating roof perimeter railing system on Roof Areas G, H and F l. Install new sheet metal components to include, but not be limited to, counter flashings, slip flashings, copings, metal edge, gutters, scuppers, collector boxes and downspouts. m. Restoration of existing oblique roof drains to include new hardware. n. Replace all missing, broken, or existing plastic strainers with new metal strainers. o.
