Description

SCOPE This specification describes the minimum requirements for open office stackable modulars. The modular shall be delivered to Puget Sound Naval Shipyard (PSNS) & Intermediate Maintenance Facility (IMF), Bremerton, Washington. Professional Engineered Drawings for repeatable orders are required 10 days after contract award date, allowing 30 days for new drawings. Modular is to be inspected and tested by independent 3rd party tester to include sprinkler system, network, electrical, and HVAC testing with sign off for compliance. Inspection to be completed upon manufacturing completion and before delivery. Compliance report, As Built Drawing, and replacement parts list shall be submitted to PSNS & IMF C/900F. All lifting or hoisting for the placement of the building sections will be performed by the government when the contract is completed. Hazardous material is strictly controlled at government facilities, do not ship any extras such as touch up paint with the building. GENERAL INFORMATION Modulars will be assembled in 12' x 42' single story modulars and must be able to roll into position with casters. Modulars will have caster mounting plates attached to accept casters. Mounting plate bolting pattern is 6 inches x 4.5 inches for Caster Technology Corporation P/N 126-343 or equal. Each modular must be interchangeable with each other and existing PSNS owned modulars. Building Description: 12' x 42' stackable office single-wide with steel cage frame. Modular must meet or exceed all PSNS Material Lifting & Handling requirements. Occupancy: B Type of Construction: II-B Snow Load: 25 PSF Code:2021 IBC State Approval(s) needed: None Seismic: Zone 3 Interior must be open (no center posts) to allow use as a classroom or open office. Wind Exposure: Class B minimum FOUNDATION Will be designed and installed by PSNS (concrete block, keel blocks, or casters). FRAME a) 12' x 42' =/- perimeter style lower frame - W 8" x 18" perimeter main rails, M 8" x 6.5" cross-members. b) Frame to be reinforced to allow pushing or pulling modular from any side without deformation to the frame. c) Columns to extend through roof with cross-member at two inner columns with lifting eyes. d) Lower frame to extend on HVAC end. e) Frame primed with Columbia Speed Set; two coats, topcoat black. FLOOR a) Bottom boards: Fs-25 mobile flex b) Insulation: R-19 unfaced (Protected from rodents with flat 30-gauge galvanized metal) c) Joists: 2x6 Hf#2 at 16" o/c longitudinal d) Rim Joists: Double 2x6 Hf #2 e) Decking: ¾" T&G UDLX plywood f) ¼" underlayment installed over plywood with staggered seams g) Covering: Flooring will be a SpartaCote Flex, Base Color Light Grey, ¼" Chip - Granite with clear topcoat. h) Base Trim: Standard 4" Rubber Cove Base, Black in color EXTERIOR WALLS Studs: 2x6 Hf stud grade at 16" o/c Sheathing: 3/8" CDX plywood at outside face of framing Sheathing:½" sound board Insulation: R-19 unfaced with vapor barrier Siding: Taylor Metals Product Tuff Rib 26-gauge metal siding, manufacturer standard pattern, sterling grey in color Trim: 24-gauge metal trim Skirting: Not applicable Fasteners: All fasteners shall be stainless steel. All exterior penetrations shall be sealed with a ¼" diameter continuous bead of sealant. INTERIOR WALLS Covering: VOG (Vinyl over Gypsum) Trim: Alpine Oak inside corner trim. Sheathing:½: sound board VOG (Vinyl over Gypsum) ROOF Framing: 2x10 Hf#2 rafters at 16" o/c Slope: The roof will be sloped towards the 42' exterior wall. Ceiling Height: 7' 9" +/- finished ceiling height Insulation: R-30 unfaced batt with vapor barrier in cavity Sheathing:½" CDX plywood Roofing: Thermoplastic Polyolefin single-ply roofing membrane Overhang: None Mansard: None Venting:None Gutters & Downspouts: None EXTERIOR DOORS Three (5) each: 3/0 x 6/8 metal insulated half lite door with knockdown hollow metal jamb. The doors will have a half lite window installed; window will be made of tempered glass with laminated safety film applied (3M Scotchshield Ultra S600) to interior glass surface for improved shatter resistance. Provide built-in weather protection for door header & threshold. Door headers shall extend past the frame of the doors. Insulated 18-gauge steel with half lite exterior doors are acceptable (galvanized preferred). Knock down 16-gauge galvanized steel exterior door frames are acceptable. Three doors will have KABA, Simplex L1041 mechanical pushbutton locks installed. Supply "best" brand cores to be keyed by customer. Part# 1041B26D41 - Kaba Simplex 1041B-03-41 Lever Mechanical Pushbutton Lock. Part# 1C7A1626 - Best lC standard core, 7 pin A keyway, uncombinated, 626 finish. WINDOWS Four (4) each: 3/0x4/0 Prime, or equal, horizontal slider with bug screen, white vinyl frame, double glazed, low-E tinted solar gray. All windows shall have laminated safety film applied (3M Scotchshield Ultra S600) to interior tempered glass surface for improved shatter resistance. Window flanges will be installed under siding. Windows should be on the long sides. Bottom of rough opening at 36" above finished floor. MISCELLANEOUS Certified Scale Weight shall be provided upon completion. Certified Gross Weight shall be stenciled on two sides of lower frames (3" letters minimum in height). Four (4) each lifting eye locations marked with "LIFT HERE" stencils (3" letters minimum in height). 3rd party MT weld inspection results for all lifting point attachments to be included with each modular. Four (4) each rigging isometric drawings. Manufacturer's data plate shall be located above the electrical panel inside modular office and outside of the modular office on the same side as the HVAC units.
