Repair Simulator Roof B6030A_C FNWZ 24-0127 SOW - 1 SCOPE OF WORK 1. FNWZ 24-0127, Repair Simulator Roof Building 6030A_C, located at 617 Ave C., Dyess AFB, TX 79607. The existing Standing seam metal roof was originally installed on B6030A circa 1984, and on B6030C circa 1988. The roof has been damaged by vegetation rubbing and scraping on the panels, corrosion, and the finish flaking or wearing off. Multiple areas of concern continue to cause maintenance issues and water leaks. This task order will replace the roof. 2. EXISTING SITE CONDITIONS: Site verify existing conditions. The existing roof is a standing seam metal roof (SSMR). Areas B (455 sf), C (519 sf), J (52 sf), K (101 sf), L (52 sf), D (3423 sf), E (4034 sf), F (3421 sf), M (584 sf), N (1691sf), O (6637 sf), P (4660 sf), Q (1948 sf), and T (246 sf) (refer to roof plan in Appendix A) calculate to approximately 24,823 sf. The identified areas’ SSMR finish is flaking/peeling/wearing off or have pinhole leaks. 3. DESCRIPTION OF WORK: a. Provide an all new, prefinished, standing seam metal roof to replace the failed standing seam metal roof. All new roofing materials and accessories shall be sourced from the same manufacturer, to ensure 100% compatibility, and to achieve a minimum 20-year, No Dollar Limit (NDL) leak-proof guarantee for the entire assembly. The warranty must cover at a minimum UL-90 wind parameters. b. Underlayment (240 Degree): Provide minimum 40-mil thick, cold-applied, self- adhering, polymer-modified, bituminous sheet membrane with an embossed, slip- resistant exposed surface with ASTM D1970. Provide High Temperature resistance underlayment that will not flow at 240 degrees. Provide primer when recommended by Underlayment manufacturer. Cover with final roofing surface prior to manufacturers’ exposure rating expiration. Provide Underlayment over entire roof surface, over purlins, over top and sides of roof vents, and hatches and below lower side of roof vents, and hatches to provide a complete watertight assembly prior to installation of Metal roofing. Seal edges according to manufacturer’s instructions. c. Roof shall be field-formed, continuous full-length prefinished panels extending from the eave to the ridge, 24 ga. metal roofing material and flashing with the following properties. standing seam full length panels with stiffener ribs & optional clip offset, 18” width, PVDF dark bronze finish, and double lock seams. Provide “breadpan” folding of panel ends at ridges behind zee closures (refer to attachment “E”). Provide continuous closure cleats to interlock with new gutters & fascia. Fold exposed panel ends. Provide Valley flashing with raised center rib. Valley flashing shall meet SMACNA and/or NRCA recommendations for locking the roof pans to the valley with hidden, 24 ga valley clips; a minimum of two fasteners per clip and formed cleats in the valley flashing (refer to attachment “E”). Metal roofing shall be installed to allow for downslope thermal movement. Exposed fasteners are not acceptable. Provide all-new prefinished flashing at parapet to SSMR conditions. Provide UL 580 -- 1 of 192 -- Repair Simulator Roof B6030A_C FNWZ 24-0127 SOW - 2 Class 90 uplift and a 20-year leak proof guarantee for the entire assembly to include repair of any interior damage. The completed roof installation shall be inspected by the roofing manufacturer’s representative prior to B.O.D. to ensure full compliance with the manufacturer’s installation requirements. Once this inspection has approved the installation and has provided the full warranty certification, the contractor shall submit the warranty certificates to the Government in an AF3000 material submittal. d. Fascia: Provide new pre-finished metal fascia, color to match roofing. Louvers and vents in fascia shall be (re)painted to match roof finish. In some locations the fascia is SSMR turned over the roof edge. e. Gutters & Downspouts: Replace all gutters, gutter straps, downspouts, and brackets with new, same-size, prefinished sheet metal, color to match roof. Downspout boots may be reused if they are in good condition. Provide splash blocks at every downspout. Existing wall material is EIFS. All fastener/anchors to the building must extend through the EIFS and firmly anchor into the substrate behind without crushing the EIFS. Seal all fastener entry points to prevent moisture from entering the EIFS systems. f. Replace all roof penetration flashing with new. Repaint existing roof penetrations and equipment with a new coat of paint, color to match Sherwin Williams – Ostram #225 Black-Brown Custom Mix. Provide new PVDF prefinished sheet metal for all curbs, matching roof color. Install as recommended by NCRA, SMACNA, or roofing manufacturer’s recommendations. g. Fall Protection: Provide Horizontal Lifeline (HLL) with permanently mounted anchors or anchor plates that DO NOT PENETRATE the standing seam panel or rib. The HLL shall be designed and engineered for the specific application by the HLL manufacturer or certified HLL engineer. h. Lightning Protection System (LPS): UFC 3-375-01 3-1-1-1.4 allow the Authority having Jurisdiction (AHJ) to make the final decision on installation of LPS. Since B6030 A & C is comprised of a steel frame structure, The equivalent passive lightning protection achieved negates the effectiveness of an air terminal based LPS. The contractor shall remove the existing LPS from 6030 A & C and not reinstall a certified LPS. i. Unless otherwise indicated to be salvaged, reused, or reinstalled, the Government does not wish to retain any item indicated to be removed. j. Provide the government with an accurate accounting of C&D haul off waste weight for environmental records. k. Contractor lay-down area shall be approved by the Contracting Officer. l. Contractor shall hoist, crane, or chute all materials to and from the roof from the exterior. Damage to existing building & grounds shall be repaired with matching materials by the contractor.…
