SCOPE AND OBJECTIVES
DESCRIPTION OF WORK - The following descriptions of work contain excerpts from a 2024 Toland-Mizell Investigative Study that was conducted to identify the sources of building envelope leaks and to suggest countermeasures to eliminate water penetration. The full report is available for inspection.
Building 1
Building 1 covers a footprint that measures overall 239 feet by 175 feet including lower levels. A tower portion is located at the northern extent of the overall footprint that measures 239 feet by 55 feet and is five stories in height, plus a smaller penthouse area that measures approximately 68 feet by 46 feet.
Roof drains are shown below and will require sealant mastic for (11) drains.
Building 1 Roof Drain Locations
The Contractor must furnish all personnel, equipment, tools, materials, supervision, and quality control necessary to seal all roof drains. The roofing system is modified bitumen roof membrane. The assemblies appear to be a Josam Series 21500 drain assembly with a cast iron dome. See drain installation detail below.
Missing Sealant Highlighted.
Contractor will remove each dome clamp ring and install sealant as shown, at each clamp ring, and as necessary at top of PVC pipe drains, with Conklin’s 360-S urethane sealant or approved equal.

Building 80
Building 80 is located at the southwest corner of the developed area of the ARS Stoneville, MS campus and is one story in height plus a mechanical penthouse level in the attic space. The original construction of the approximately 56,000 square foot building was completed in December 2004. The building consists of two laboratory wings, each measuring approximately 260 feet by 95 feet, joined by a center section that houses administrative and meeting facilities measuring approximately 112 feet by 48 feet.
The structural system of the building consists of a structural steel frame with perimeter strip and interior isolated foundations. The roof system is primarily sloped with smaller areas of flat roofs. The sloped roofs are composed of structural steel members with cold-formed light gauge roof purlins, metal decking, and standing seam roofing panels. The flat roof areas are composed of structural steel framing, metal roof deck, and a modified bitumen roofing membrane. Building 80 has a brick masonry façade with a precast concrete accent band extending around the perimeter of the building at the sloped roof eave height. Rainwater is directed away from the building by gutters at the sloped roof areas and interior roof drains at the flat roofs. No extensive renovations or additions affecting the envelope or façade were noted to have been undertaken since the original construction.
Parapet to Pitched Roof Transitions – One end of the west parapets of both the north and south connectors terminates into a pitched roof. It appears the sheet metal flashing installed during the original construction is not adequate to prevent water from entering the building during heavy directional rainfall. These areas appear to be a large contributor to the leaks noted in the connecting corridors. To repair this condition, flashing details need to be developed and installed. Contractor is responsible for submitting Detailed Engineering Shop Drawings for parapet to pitch roof transitions for approval by USDA EPM.
Brick Wall Flashing Transitions – At the other end of the corridor parapets, adjacent to the Center Section, the exterior wall parapets terminate into a brick wall that extends away from the exterior of the building. In these two locations, the brick …
