The building supports park housing needs and is located approximately 13 miles from Custer, South Dakota. Over time, exposure to the region’s harsh winter conditions, temperature fluctuations, and moisture has contributed to deterioration of building elements, reducing energy, and aging structural and utility components. This project aims to address these deficiencies through targeted repair and modernization efforts while preserving the character of the residence. Improvements will enhance building safety, integrity, and long-term habitability for park staff. 1.2 Work Covered by the Contract Documents: Project Location: 11149 US Highway 16, Custer South Dakota, 57730, Custer County Work consists of the selective demolition and removal of existing exterior door assemblies, including doors, storm doors, frames, thresholds, trim, hardware, and adjacent finishes required to prepare openings for new construction. New work includes provision and installation of residential insulated exterior doors measuring approximately 36 inches by 80 inches, together with compatible residential exterior storm doors, furnished as factory-assembled pre-hung door units with integral frames, jambs, thresholds, and continuous perimeter weather stripping as part of the complete door assembly, with the contractor responsible for verifying all dimensions prior to installation. Door hardware sets shall be furnished and installed in accordance with the manufacturer requirements and project hardware submittals, including hinges, locksets, latches, closers, strikes, and accessories to provide fully functioning assemblies. All locksets and associated equipment will be IC cored and of equal quality and style as determined by the COR. All door and frame components shall receive joint sealants at perimeter and interfaces, installed using proper surface preparation, backer materials, and compatible sealant types. Painting and finishing of doors, frames, trim, and related components shall be performed in accordance with project finishing standards. Glazing shall be furnished and installed where doors or sidelites require it, including all stops, beads, setting blocks, spacers, and sealants necessary for complete and weather-tight glazing systems. New exterior and interior trim shall be furnished and installed as required to complete the door assemblies, including casing, molding, and other finish components necessary to provide a uniform, secure, and architecturally consistent installation. Paint or stain to match existing colors. Work further includes removal of approximately sixteen (16) existing exterior windows, including sash, frames, stops, trim, flashing and deteriorated sealant materials. The contractor shall furnish and install sixteen (16) new metal-clad wood exterior window units, approximately consisting of one (1) 36x60 double-hung window, one (1) 72x48 double-slider window, two (2) 32x36 double-hung windows, three (3) 32x72 double-hung windows, three (3) 36x48 double-slider windows, and six (6) 36x60 double-hung windows, sized and configured per verified field conditions. New metal-clad wood or equal windows shall be installed in prepared openings, with the contractor responsible for verifying rough-open dimensions and correcting deficiencies prior to installation. Window installation shall include integration with existing weather resistive barriers; installation of new head flashing, jamb flashing, and pan or sill flashing; replacement of exterior and interior trim as required; and application of continuous perimeter sealant to achieve air and watertight performance. Insulated glazing units (IGUs) shall be high altitude rated for the project elevation (5500 feet). IGUs shall be factor manufactured for elevated altitude conditions or supplied with approved pressure compensation systems (breath tubes or capillary tubes) installed, acclimated, and sealed in accordance with manufacturer requirements. All glazing, hardware, weather stripping, and operable components shall be certified by the manufacture for use at the project elevation, and documentation of altitude compliance shall be submitted prior to installation. All window assemblies shall be installed true, plumb, and square; adjusted for full operations; and anchored by manufactures specifications. Completed window systems shall incorporate proper drainage planes, weep paths, and envelope integration to ensure long-term durability and resistance to moisture intrusion. New window trim, interior and exterior, shall be installed as required to provide finished edges, proper coverage of installation interfaces, and a uniform appearance consistent with adjacent construction. All work shall be executed in accordance with applicable standards. Manufacturer recommendations, and governing National Park Service requirements. All work will be performed under a single contract. Period of performance: Work shall be completed within 90 calendar days of the start date provided on the Notice to Proceed. Clarification: The Notice to Proceed will be issued with a period of performance that is all inclusive of supply lead times, material deliveries, decommissioning, installation, anticipated average weather days for location, final commissioning, and acceptance of completed work.  The contractor will be expected to provide a project sche…
