STATEMENT OF WORK (SOW) Maple Floor Sanding and Refinishing Mondeaux Lodge – Main Lodge & Quarters Building W7969 Park Rd Westboro, WI 54490 1. Project Overview The purpose of this project is to sand, repair, and refinish existing maple wood flooring at the Mondeaux Lodge, including both the Main Lodge and the Quarters Building. The total project area is approximately 1,500 square feet. 2. Scope of Work The contractor shall provide all labor, equipment, tools, and incidental materials necessary to complete the following: 2.1 Surface preparation  Inspect all flooring surfaces prior to work  Remove minor surface contaminants (adhesive, dirt, etc.) as needed.  Set and secure any protruding fasteners.  Protect adjacent surfaces, trim, walls, fixtures, and furnishings. 2.2 Baseboard and Trim Removal  Contractor shall carefully remove all baseboards and associated trim necessary to allow full sanding and finishing of flooring to the wall line.  All removed materials shall be labeled, protected, and stored for reinstallation.  Contractor shall reinstall all baseboards and trim upon completion of floor finishing.  Reinstallation shall include fastening, minor repairs, and caulking as needed to restore original appearance.  Any damaged trim shall be repaired or replaced to match existing at no additional cost to the Government.  Contractor shall take care to minimize damage to adjacent wall surfaces during removal and reinstallation. 2.3 Sanding  Sand all maple flooring to bare wood using industry-standard multi-step sanding process.  Progress through appropriate grit sequence to achieve a smooth, uniform surface.  Edge sand and detail all perimeter areas and corners.  Remove all sanding dust between passes. 2.4 Repairs and Filling  Apply wood filler (Bona Pacific Filler provided by the Government) to fill gaps, cracks, and minor surface defects.  Allow filler to cure and sand smooth to match surrounding surface. 2.5 Finishing system  Apply finish system using manufacturer-recommended methods and coverage rates: -- 1 of 3 -- o One (1) coat of Bona NaturalSeal o Two (2) coats of Bona TraƯic HD Extra Matte  Lightly sand between coats as required for proper adhesion.  Ensure even application with no visible lap marks, streaks, or defects. 2.6 Cleanup  Remove all dust, debris, and materials generated by the work  Leave floors clean and ready for use upon cure time completion.  Properly dispose of waste materials oƯ-site in accordance with federal, state, and local regulations. 3. Government-Furnishes Materials (GFM)  The Government will provide the following materials: o 1 gallon Bona Pacific Filler o 4 gallons Bona NaturalSeal o 9 Gallons Bona TraƯic HD Extra Matte  The contractor shall be responsible for all additional materials required to complete the project. 4. Quality Requirements  Finished floors shall have a uniform appearance with no visible sanding marks, chatter, swirl marks, or debris in the finish.  Finish shall be free of bubbles, streaks, or uneven sheen.  Work shall meet manufacturer recommendations and industry standards for hardwood floor refinishing.  Flooring shall be sanded and finished to the wall line with no visible edge transitions or unfinished margins. 5. Schedule  Work shall be coordinated with the Government to minimize disruption to facility operations.  Due to occupancy of the quarters building during the summer season, all work shall be scheduled to occur during the fall of 2026, unless otherwise approved by the Government.  Contractor shall provide a proposed schedule prior to starting work  Adequate cure time shall be allowed between coats and prior to occupancy per manufacturer recommendations. 6. Access and Site Conditions  The Government will provide access to both buildings during agreed-upon work hours.  Contractor shall verify site conditions and measurements prior to performing work.  Utilities (electric power) will be available on site. 7. Safety Requirements  Contractor shall comply with all applicable safety regulations.  Maintain a safe work environment and control dust to the greatest extent practicable.  Use appropriate ventilation when applying finishes. -- 2 of 3 -- 8. Acceptance  Work will be considered complete upon final inspection and acceptance by the Government.  Any deficiencies identified shall be corrected by the contractor at no additional cost to the Government. Schedule of Items (SOI) Item No. Description Unit Qty Cost 1 Mobilization, site protection, baseboard removal/reinstallation, and preparation of existing maple flooring surfaces at the Mondeaux Lodge Main Lodge and Quarters Building. LS 1 2 Sanding, filling, sealing, and application of finish system on approximately 1,500 square feet of existing maple flooring, including all labor, equipment, tools, and incidental materials necessary to complete the work in accordance with the Statement of Work. The Government will provide the following materials only: 1 gallon Bona Pacific Filler, 4 gallons Bona NaturalSeal, and 9 gallons Bona Traffic HD Extra Matte. The contractor shall provide all additional materials required to complete the project. LS 1 3 Final cleanup, detailing, and disposal of waste materials generated by the project.
