CONTRACT SPECIFICATIONS Station Dauphin Island Water Heater Replacement AT UNITED STATES COAST GUARD Station Dauphin Island Dauphin Island, Al PROJECT NUMBER 31781505 AUGUST 2026 SECTION 01 11 00 SUMMARY OF WORK PART 1 GENERAL GENERAL DESCRIPTION General Work Requirements The contractor shall provide all labor, supervision, materials, equipment, tools, transportation, permits, and incidentals necessary to remove and replace three (3) existing commercial water heaters and associated plumbing components. Work consists of replacing two (2) approximately 120-gallon commercial water heaters located in the unit utility/mechanical room and one (1) approximately 85-gallon commercial water heater located in the kitchen utility closet. All new equipment should be commercial grade and appropriately sized for the existing facility demand and existing electrical/plumbing systems. Contractor shall field verify all existing conditions, dimensions, connections, electrical requirements, and equipment specifications prior to ordering equipment or beginning work. A. Utility/Mechanical Room – Two 120-Gallon Water Heaters The contractor shall: - Drain, disconnect, remove, and properly dispose of two (2) existing approximately 120-gallon commercial water heaters. - Furnish and install two (2) new 120-gallon commercial water heaters of equal or greater capacity and performance than the existing units. - Remove and replace associated hot-water and cold-water piping as necessary to provide a complete and serviceable installation. - Furnish and install new isolation/ball valves for each water heater as required. - Replace associated check valves and other valves necessary for proper operation of the system. - Remove and replace existing thermostatic mixing valve(s) associated with the water-heating system with new commercial-grade mixing valve(s) properly sized for the application. - Remove and replace the existing approximately 14-gallon thermal expansion tank with one (1) new expansion tank properly sized and rated for the system. - Remove and replace the existing domestic hot-water recirculation pump with a new commercial-grade recirculation pump properly sized for the existing system. - Provide new isolation valves, check valve(s), flanges/unions, fittings, and other required components associated with the recirculation pump installation to permit proper operation and future servicing. - Modify, remove, and replace existing copper piping, fittings, supports, insulation, and related materials as necessary to accommodate the new equipment. - Reconnect the new water heaters to the existing domestic cold-water supply, hot-water distribution, and recirculation systems. - Provide and install new temperature and pressure relief valves and associated discharge piping as required. - Reconnect electrical service to the new water heaters and recirculation equipment as required. - Replace damaged or removed pipe insulation and insulate all newly installed hot-water and recirculation piping to match the existing system or applicable code requirements. - Properly support and secure all new or modified piping. B. Kitchen Utility Closet – One 85-Gallon Water Heater The contractor shall: - Drain, disconnect, remove, and properly dispose of one (1) existing approximately 85-gallon commercial water heater located in the kitchen utility closet. - Furnish and install one (1) new 85-gallon commercial water heater of equal or greater capacity and performance than the existing unit. - Remove and replace associated hot-water, cold-water, and recirculation piping as necessary for installation of the new water heater. - Furnish and install new isolation/ball valves, check valves, unions, fittings, and other associated valves/components required for a complete installation. - Remove and replace the existing domestic hot-water recirculation pump with a new commercial-grade pump, properly sized for the existing system. - Provide isolation valves and check valve(s) associated with the new recirculation pump as required for proper operation and future maintenance. - Provide and install a new temperature and pressure relief valve and associated discharge piping as required. - Reconnect the new water heater to the existing domestic cold-water supply, hot-water distribution, and recirculation systems. - Reconnect electrical service to the new water heater and recirculation equipment as required. - Replace damaged or removed pipe insulation and insulate all newly installed hot-water and recirculation piping to match the existing system or applicable code requirements. - Properly support and secure all new or modified piping. C. Piping and Installation Requirements All piping modifications shall be performed in a professional manner and shall comply with applicable plumbing, mechanical, electrical, and building codes. The contractor shall: - Field verify existing pipe sizes and routing prior to performing work. - Use materials compatible with the existing domestic water system. - Replace piping that must be removed to facilitate equipment replacement rather than unnecessarily reusing damaged or deteriorated material. - Provide dielectric protection where dissimilar metals are joined. - Provide unions or other approved means of disconnection at equipment to facilitate future maintenance and replacement. - Install valves and serviceable components in accessible locations. - Properly support piping to prevent the weight of piping from being carried by the water heater or other equipment connections. - Seal all walls, floors, or other penetrations disturbed during work. D. Removal and Disposal The contractor shall be responsible for removal and lawful disposal of all equipment and materials removed as part of this project, including the three existing water heaters, expansion tank, recirculation pumps, valves, piping, insulation, fittings, an…
