The building laboratory spaces require modifications to the floor area, cabinetry, and ventilation for operational requirements and to meet mission capabilities. Scope Items The scope and phasing of this project, as developed through the pre-design and design phases, is as follows: Base Bid scope items: 1. Completely replace the chilled water system with all new air-cooled chillers, pumps, controls, piping, and accessories. New piping will be routed on top of the building roof instead of exposed in the occupied spaces. 2. Remove and replace all of the existing air handling units and exhaust fans throughout the facility. Replace all ductwork and grilles, registers, and diffusers throughout the building. 3. Replace the entire building DDC controls system. 4. Completely replace the steam boiler system including the associated feedwater treatment system, appurtenances, piping, etc. 5. Remove abandoned mechanical piping throughout the facility. 6. Replace the ceiling tile and lighting in all occupied rooms of the facility except for the 4 rooms identified as Alternate 01. 7. Completely replace the building roofing to include the roof soffits and gutters. Install new fall protection rail along the roof perimeter where mechanical equipment is within ten feet of the roof edge. 8. Access control, door, and door hardware modifications and replacements throughout the building. 9. Remodel the entry and bathroom areas to reduce the number of showers and provide locker space for employees. New plumbing fixtures, door and wall locations, ceilings, floors, and lighting. 10. Install new air curtains at laboratory access points. 11. Remodel Laboratory Rm 114 and infill the existing emergency exit. Install a new fume hood, a new emergency shower, and new floor drain in the room. 12. Install a new 100% outside air energy recovery unit to serve laboratory systems, complete with new ductwork, flow control valves and reheat coils for zone control. 13. Replace flooring in laboratory rooms and head house. 14. Replace casework and modify electrical in laboratory rooms 114, 101, and 107. Replace sinks and install new point-of-use instant water heaters at the sink locations. 15. Install a new steam capture hood over the existing autoclave. 16. Install new drainage piping for the sink in the headhouse. Install a new RO pipe and faucet for this sink. Install a detachable drench hose at the sink. 17. Install a new bottle filler drinking fountain in the headhouse. Alternate 01: 1. Replace the flooring, wall base, lighting, and lighting controls in Autoclave, Passageway, Test Intake, and Test rooms. Demo the exterior electrical panelboard by the greenhouses. 2. Repaint the entire building exterior. Alternate 03: 1. Remove existing door, frame and hardware from Maintenance 105 and infill the opening.
